The Commission has recommended some land dedication to expand Bear and Woodland Green parks and provide trail connections; any remaining park dedication due will be satisfied with a cash payment. During the sketch plan review, the consensus of the Park Commission was that improvements to Woodland Green and Bear Parks should also be considered for construction as part of the plat Stage I improvements. The costs would also be credited against any cash due for park dedication. These improvements have been identified as play equipment for Woodland Green, park/ng and irrigation for Woodland Green and possibly Bear Park too. The Commission is expecting to review the preliminary plat on July I2. 13. Trail Development: There is a trail development fee of $50,375.00 (155 units x $325/unit) due on the plat prior to recording the f'mal plat. There is an 8 foot wide bituminous trail connection proposed within a 35 foot wide corridor from the easterly terminus of 155th Lane N.W., through the expanded Bear Park and terminating at Roanoke Street. There is another 8 tbot wide bituminous trail within a 35 foot wide corridor proposed to link up with the unnamed park lot to the north. The land dedication for these trail links is eligible for credit against the park dedication due on the plat; the construction costs for these two trail connections are eligible ~'or credit against the trail development fees due on the plat. The Parks and Trails Plan also calls for a bituminous trail along the north side of Alpine Drive (153rd Avenue N.W.). The Park Commission has requested that the entire segment of trail along Alpine Drive from Hwy. ~47 to Roanoke Street be constructed as part of the Stage I improvements in this plat. The land ded.ication within the boundaries of the plat is not eligible for credit against the park dedication due on the plat Construction costs to install the trail from the east boundary of the plat to Roanoke Street and the west boundary of the plat to Hwy. #47 are eligible for credit against the trail development fees due. 14. Trunk Sewer and Water Fees: A trunk usage charge is required for usage of the trunk sewer and water system. The current rate is $1773.00 per residential unit created. A payment of $274,815.00 (155 units x $1773/unit) is due a{'the City prior to releasing the plat for recording. -119-
