A modification to the plan or <br />a vahance will be required. All cul-de-sacs should have a minimum-50 foot radius. <br />Proposed grades and curve data should .be included on the plat to determine compliance with <br />standards set forth in the City's Zoning and Subdivision Chapter of City Code. <br /> <br />Utility Plan: The plat will be served by municipal water and sanitary sewer. A utility plan <br />has been submitted and is generally acceptable. Water must be looped on Alpine Drive <br />('t53'd Lane N.W,) and connected to the west and east. A lift station is being proposed to <br />service a portion of the subdivision. This review is not an approval of the elevation proposed <br />on the plan. A review is underway to determine whether the sewer should be constructed <br />deeper in order to service a larger area. <br /> <br />Grading and Drainage and Easements: Th~ subdivision proposes to drain to the center of the <br />plat and provide an overflow to the Rum River via the north picking up the Iow areas in the <br />parks west of Yakima Street and south of 156th Lane N.W. Aso, as part of the Stormwater <br />Management Plan, there is a provision to provide an overflow storm sewer along Alpine <br />Drive (153fd Avenue N.W.) to drain lowland east of Ute Street and south of Alpine. Drive. <br />This overflow should be completed with this subdi.vision as a portion of the-pipework would <br />be in the plat.. 'The proposal indicates that these outlets would be constructed "by others". <br />The specifics of who and when these overflows are to be constructed needs to be identified <br />prior to final plat approval. <br /> <br />A Lower Rum River Water Management Organization (LRRWMO) permit will be required <br />for this plat. Although a cursory review of the National Wetlands Inventory Map indicates <br />the absence of wetlands, the presence and protection of wetlands must be identified as part of <br />the LRRWMO permitting process. <br /> <br />There does not appear to be drainage and utility- easements of sufficient size for the ponds <br />and storm sewer pipes. There should be a minimum 20 foot drainage and utility easement on <br />all lot lines that have public utilities for maintenance potential and all areas where there are <br />storm sewers. There should also be a drainage and utility easement to the 100 year High <br />Water Level for the ponding that is being proposed. The .standard 10 foot (5 feet on common <br />property lines) drainage and utility easements around the per/meter of each lot should be <br />shown on the final plat. <br /> <br />-123- <br /> <br /> <br />
