-124- <br /> <br />Centex Addition Preliminary Plat <br />August 21,2001 <br />Page 4 of 6 <br /> <br />The City has an Ordinance that requires a registered land surveyor to provide an elevation. <br />certificate at the time of footing inspection to prove that the building elevation is in <br />compliance with the final grading plan. This note should be hhcluded on the final grading <br />plan. <br /> <br />This Ordinance also requires lots with grades flatter than 25 to provide a certificate of <br />Fading prior to issuance of the certificate of occupancy. These r.equirements should be <br />included on the final grading plan and also will be included in the development agreement. <br />Lots that meet this criteria are: Lots 3-5, 9-11, 15, I6 of Block 3; and Lots 2, 3, 8, 9, 12, 13 <br />of Block 2. <br /> <br />The following is a list of concerns that need to be corrected prior to final grading plan <br />acceptance: <br /> <br />· There is not an outlet for the low area near Lot 6, Block 4. <br />· There is a 2 foot error in the existing contour data provided near Lots 4 and 5, Block 7. <br />· There is an error in the 884 (should be 888) contour in Block 5 near Lots 7, 10 and 17. <br />· There is an error in the 882 (should be 886) contour near Lot 8, Block 2. <br />· There should be an outlet into the park south of .1'56t" Lane N.W. <br />· The pip running into the park west of Yakima Street should utilize the Iow area for <br /> treatment and therefore should be rerouted. <br />· All of the storm sewer invert elevations should be provided on the final grading plan. <br /> <br />The final grading plan should be provided to the City in digital format (Autocad 20001) prior <br />to acceptance. - <br /> <br />REU Number: The City has enacted a quarterly drainage utility charge that is applicable to <br />each unit in the proposed development. <br /> <br />Tree Preservation Plan: As stated at the time of Sketch Plan Review, the Preliminary <br />Grading and Erosion Control Plan does identify existing tree growth and removal limits.
