Per the Commission's direction, <br />Staff met with Centex and Westwood to look at alternative street layout options that would <br />have less of an impact on adjacent neighborhoods. A revised traffic generation analysis was <br />presented to the Planning Commission. on all 4 alternatives for a. street layout design. <br />Options A and B significantly reduced traffic impacts on adjacent aeighborhoods and the <br />Planning Commission selected Option B (no Ute Street connection) as the preferred <br />preliminary plat design. <br /> <br />Sidewalks. In accordance with City Code, sidewalks are proposed on one Side of all non cul- <br />de-sac streets. Per the recommendation of the Park Commission, the sidewalk on Xkirno <br />Street has been relocated from the east to the west side of the road. Sidewalks are not park <br />dedication credit eligible. <br /> <br />Park Dedication: The plan was reviewed by the Park Commission on May 10, July 12 and <br />August 9, 2001. In accordance with the recommendations of the Park Commission, it is <br />noted that approximately 39% of the park dedication due will be satisfied with dedication of <br />land for the expansions of Woodland Green Park and Bear Park and trail corridors to the <br />remained Park to the north and Bear Park..The. remaining park dedication due will be <br />satisfied with park improvements equating to approximately '$135,000.00. <br /> <br />Trail Development: There is a trail development fee of $51,025.00 (157 units x $325/unit) <br />due on the plat prior to recording the final plat. There is an 8 foot wide bituminous trail <br />connection proposed within a 35 foot wide corridor from the easterly terminus of 155~ Lane <br />N.W., through the expanded Bear Park and terminating at Roanoke Street. There is another 8 <br />foot wide bituminous trail within a 35 foot wide corridor proposed to link up with the <br />unnamed park lot to the north. The land dedication for these trail links is eligible for credit <br />against the park dedication due on the plat, the construction costs for these two trail <br />connections are eligible for credit against the trail .development fees due on the plat <br /> <br />The Parks and Trails Plan also calls for a bituminous trail along the north side of Alpine <br />Drive (153ra Avenue N.W.). The Park Commission has requested that the entire segment of <br />trail along Alpine Dr/ye from Hwy. #47 to Roanoke Street be constructed as part of the Stage <br />I improvements in this plat. The land dedication withiii the boundaries of the plat-is not <br />eligible for credit against the park dedication due on the plat.
