At the time of Final Plat approval for subsequent phases of the ~Addition, the following park <br />improvements ~1I be evaluated for satisfying the remaining cash Park Dedication due; <br /> <br /> I. Parking lot at Bear Park <br />2. Ag lime infield at Bear Park <br />3. Imgation for Bear or Woodlami Green Park <br />4. Shelter adjacent to Woodland Green's playequipment <br />5. Trees and landscaping <br />6. Park signage <br />7. <br /> <br />If the City demands payment of any outstanding cash Park Dedication,. in lieu of anticipated improvements <br />above, the Developer may if he/she desires, appeal the matter to the Park and Recreation Commission for a <br />recommendation to the City, Council. <br /> <br />Trail Development St~ 025' t -q '7 <br /> <br />The Trail Fees due for the ~Addition is $51~3~0, based upon the 2001 rate of $325 x 156 units. <br />Credit will be assigned at $9.4l per lineal foot for 8-foot bituminous nail upon completion outside of the <br />plat as well as the segment in the tmnamed park in the North - center of the plat. <br />Concurrent with the watermain construction from Barium Street to the plat shall be the consmtction of an <br />8-foot bituminous trail from T.H. h~4-7 to Roanoke Street by, the Developer. Credit is not available for ti'mt <br />portion of trail along Alpine Drive {aka 153'~ Avenue} that is in the plat. <br />For areas east and west of the actual watermain project, engineering, survey and adminislxative fees may <br />also be credited against the Trail Fee due at a maximum of $ I per foot of trail constructed.
