Mr. Wolf is employed by Green Valley Green House and is proposing to provide longer term
storage of agricultural items that Green Valley Green House will buy in bulk. These items
include potting soil, pots, planting trays etc. Green Valley Greenhouse employees would access
the accessory structure on Mr. Wolf's property on an average ora couple times a month.

Constructing a 40'x 96' (3,840 square foot) accessory structure on the subject property will result
in a total of 7,824 square feet of accessory structure space on the property. This would exceed
City Code accessory structure restrictions by 2,160 square feet.

The City has granted conditional use permits in the past for accessory structure square footage
overages. From 1997 to 2001 the City has granted approximately 13 conditional use permits for
accessory structure square footage overages. The following chart shows the lot size and square
footage overage ranges for the past 4 years;

.86 624
3.3 800
10 2,140 *
10 10,722 *
1.4 88
1.0 256
1.0 112
_~ 928
2.3 372
.9 172
--' '35" 26,3~5 *
2.5 3,200

* Accessory structure was used for a horse riding arena and/or other farm related activities

The Planning Commission met on September 10, 2001 to review the conditional use permi~
request and held a public hearing. There was no citizen input during the public hearing.

Recommendation:

The Planning Commission recommended that the City Council deny the conditional use permit
request. Their recommendation for denial is based on the opinion that if this structure is
supposed to provide warehouse space for Green Valley Greenhouse, then the structure should be
built on the same complex as the Green Valley Greenhouse (south side of Green Valley Road).
In the event City Council is inclined to approve the request, a proposed conditional use permit is
also enclosed for consideration.

-252-

I
I

I
I
I
I
I'
I
I
I
I
I
I'
I
I'
I
I
