-40- <br /> <br />PUBLIC HEARING/COMMISSION BUSINESS <br /> <br />Case #12: <br /> <br />Request to Rezone Property from R-1 Residential, B-1 Business and B-2 <br />Business to Multiple Residential; Case of Edina Development, Inc. <br /> <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting 'at 10:54 p.m. <br />in order to cai1 the public hearing to order. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public heating to order at 10:54 p.m. <br /> <br />Presentation <br /> <br />Principal Planner Trudgeon stated that the City received anii2pplication, fr°m-Edina Development, <br />Inc. to rezone certain property located on the northwest ~6orner of Hwy. 47 and 153rd Ave. from <br />R-1 Residential, B-1 Business, and B-2 Business to MultipIe .Residential. The rezoning would <br />allow the applicant to build a townhouse development. Pr6perty to the north is zoned R-1 <br />Residential, to the south the zoning is bothB4 Business and R-1 single Family To the east and <br />west the adjacent properties are zoned B-1 and Bz2 Business. Over the years, the subject property <br />has consistently shown up in City comprehensive plans as-~a place for:commercial uses. The <br />current Comprehensive Plan (1995) identifies this-.area ~for 'cormnercial and low density <br />residential. The March 2001 Draft Comprehensive.Plan shows the' subject property being Places <br />to Shop. A Comprehensive Plan amendment will-als0 be required. <br /> <br />Citizen Input · <br /> <br />Lee Eby, Edina DeveloPment, statedth~-tand'has~o~ large wetland, which is a protected <br />waterway, and there is a small wetland on the west side. There ~s a large mudhole in the middle <br />of the land and they'are in the process of determining whether that truly is a wetland. <br /> <br />Motion by Chairperson NLxt, secOnded by Commissioner Kociscak, to close the public hearing. <br /> <br />Motion Carr/ed. Voting Yes: Chairperson Nixt, Commissioners Kociscak, Reeve, and Watson. <br />Voting No: None.
