following items are enclosed for your information: In the commercial and industrial distfiCt'~Lthe <br /> City Code restricts ~'ound or freestanding signs to a size of 100 square feet per side..ii M&G. <br /> Leasing is proposing a freestanding sign that will be 180 square feet in size per sidei:: <br /> height is proposed to be 25 feet, which complies with City Ordinances. The appl;iCant,is in the <br /> process of completing a 7,800 square foot building (6,000 sq. ft. trailer sho~6m'-~nd 1,800 <br /> square feet of office space) that could contain up to five tenants. The applicant states 'the need <br /> for a sign that exceeds the sig-n size restrictions is to provide adequate'signage for all oflthe <br /> tenants. The applicant has indicated that there will be no exterior wall signs.:on the building. <br /> Also, it should be stated that the applicant, as part of developing the Subject pr~i3'e~, removed a <br /> grandfathered billboard that ~as' 200 square feet in size from theparc~i. The City has, in the <br /> past, granted conditional use permits to allow for larger!signs than'allowed under City <br /> Ordinances (Aanpride, Burger King, River Bend Plaza, .and Ramsey Town Square). The <br /> Planning Commission met on August 7 and there were.no V-erbal or written comments submitted <br /> at the public hearing regarding the request to excee~ sign size restrictio'ns. The 100 square feet <br /> of freestanding sign space per parcel may not be adequate, for, strip mails or multi-tenant <br /> buildings. The Planning Commission recommended approval of the request to exceed the sign <br /> size restriction. <br /> <br /> Councilmember Kurak inquired if it Wduld be. possible to include a stipUI~fi6n in the conditional <br /> use permit that if the property were sold the new owners would have to reapply for the <br /> conditional use permit since property uses change. <br /> <br /> Mickey Glass, M & G Leasing, stated that the building is set 'iuP for five tenants, which is why <br /> the larger sign is needed. If the propertv is sold and they have the samenumber of tenants then <br /> the sign would still be needed. <br /> <br /> Mayor Gamec stated that there might be some future., changes along Highway #10 that might <br /> impact the sign and he wants to make sure there is nothing that will impact those changes from <br /> occurring, <br /> <br /> Councilmember Hendriksen inquired as to what the zoning ordinance states relative to multiple <br /> tenants. <br /> <br />--' ....
