Hoium & Assoc. Inc. and dated received by the City on September 25, 2001 <br />revision received on October 4, 2001. We offer the following comments: <br /> <br />General: The minor subdivision proposes to plat two single family residential lots from a 20 <br />acre homestead. The 2 lots shown in the sketch plan reviewed last year are now split by the <br />newly constructed Alpine Drive. Lot 1 and lA will make up the existing homestead and Lot <br />2 and 2A will make up the new buildable lot. The development agreement will require that a <br />lot combination be filed at Anoka County to join 1 with lA and 2 with 2A. The lots cannot <br />be separated again without the City's approval. Outlot A is a 6 foot wide remnant of property <br />between the Alpine Drive right-of-way and the north boundary of the plat; this Outlot is <br />proposed to be conveyed to the City. <br /> <br />2. Zoning: The property is zoned R-1 Rural Residential and is located in the Rural Transition <br /> Area. <br /> <br />3. Density: Two lots in 20 acres meets the 4 units in 40 acres density restriction. <br /> <br />Lot Size: When the sketch plan was reviewed by the Planning Commission in 2000, Alpine <br />Drive was not in existence and the developer was proposing an east/west split of the 20 acre <br />parcel. The two parcels proposed at that time complied with the 2.5 acre minimum lot size <br />requirement. The construction of Alpine Drive has split the property and now the two lots <br />actually consist of 4 parcels. The existing homestead (Lot I/IA) is 12 acres in size and the <br />new lot (Lot 2/2A) is 10.6 acres in size, which continues to comply with the minimum lot <br />size requirement of 2.5 acres. <br /> <br />Lot Dimensions: Lots I and 2 have at least 200 feet of frontage on a public road. <br /> <br />Existing Structures: There are existing structures on Lot 1 and the applicant has provided <br />the City with a survey that reveals that the structures meet the required setbacks from the <br />proposed and existing lot lines. <br /> <br />-183- <br /> <br /> <br />
