A current <br />prospect, willing to develop, desires to develop on under-utilized property along Highway #10. <br />The EDA recommended that the City begin negotiations with property owners along Highway <br />#10 so as to coordinate with the Darkenwald development project in order to redevelop the <br />under-utilized property along Highway # 10. <br /> <br />Council Action: <br /> <br />Motion to direct staff to begin negotigtions with property owners along Highway #10 and south <br />of the Darkenwald project for a possible redevelopment project. <br /> <br />Case #4: Industrial Project Updates <br /> <br />Acquisition of Waste Management Industrial Property <br /> <br />The City has been in negotiations with Waste Management for the 44.6-acre site south of the <br />former Anoka-Ramsey Landfill for industrial purposes. The site has been marketed as the <br />"Sunfish Business Park". Waste Management has tentatively agreed to sell the property in two <br />separate phases, beginning with 50 percent at closing in October 2001, and the balance paid in <br />November 2002. The purchase price for the property is $I,657,925. The EDA also discussed <br />the final stages of negotiations with an industrial prospect to build a 185,000 square foot <br />industrial facility in the northwest portion of the Sunfish Business Park. The EDA recommended <br />the City acquire the Waste Management property for industrial purposes. The City has received <br />a proposed purchase agreement from Waste Management. <br /> <br />Council Action: Action taken on September 11, 2001 by City Council <br /> <br />Motion to direct the City Attorney to revise and amend the proposed purchase agreement as <br />necessary for the City to acquire the Waste Management property, and to submit for the City <br />Council review, a final purchase price agreement draft. <br /> <br />· Kenko/Alloy Recovery <br /> <br />The EDA was provided an update of the negotiations with the property owners of Alloy <br />Recovery and other properties to the west of the current Public Works facility. The project may <br />include the eventual relocation of Kenko Construction, which was just placed in the recent <br />construction of 14t~t Avenue as part of the Gateway Industrial Park No. 5 (Makens Property) <br />project.
