N.W., ANOOVER, MINNESOTA 55304-4005 (783) 862-4200 FAX (763) 862-4201 Megan Wald City of Ramsey 15153 Nowthen Blvd. Ramsey, MN 55303 October 4, 2001 Dear Megan, We have reviewed the Site Plan for Star Exhibits and Environments Office/Warehouse to be located on Lot 2, Block 1 of the proposed future Sunfish Business Park in the City of Ramsey and offer the following comments: Existing Right of Way along. CR 116 (Industry Ave.) is adequate for future reconstruction purposes. No additional Right of Way is required at this time. As proposed this development would have direct access to a local roadway only. Direct access to CR 116 (Industry Ave.) is not proposed nor will it be permitted. Right of Access along CR 116 (Industry Ave.) should be dedicated to Anoka County as part of the platting process for the Sunfish Business Park. Please refer to our review letter for Sunfish Business Park dated October 4, 2001. · Calculations must be submitted along with a grading and erosion control plan that delineates the drainage areas for this site. The post-developed rate/volume of runoff must not exceed the pre-developed rate/volume of runoff for the 10-year, 24-hour storm, utilizing the "SCS Method". · Care must be exercised when locating signs, buildings, structures, plantings, berms, etc. outside of the County Right of Way, so as not to create sight distance obstructions for intersecting roadways along CR 116 (Industry Ave.).
