The exterior building materials for the building are proposed to consist <br />of pre-cast rock and smooth face concrete panels with a pre-finished metal cap, which meets City <br />Code requirements. <br /> <br />Waste Storage: The waste storage facility will be located indoors. <br /> <br />Off-Street Parking - Design: City. Code requires: all-driveways, off-street parking areas, and <br />maneuvering areas and display areas to be paved with concrete or bituminous pavement and <br />finished with B-6/12 concrete curbing. The site plan complies with City Code. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space for each <br />employee on the maximum working shift in the Industrial District. The site plan is proposing <br />121 parking spaces for the estimated 120 employees; this meets City requirements. The site plan <br />is indicating a proof of parking area consisting of 1 ¢9 parking spaces that may be utilized in the <br />future ~br expansion purposes of Star E,'chibits company. <br /> <br />Loading Berths: City Code requires one loading berth for businesses with afloor area of more <br />than 10,000 square feet and one additional loading berth is required for each additional 25,000 <br />square feet of floor area. The proposed site plan is subject to 8 loading berths; the plan is <br />providing a total of 12 loading berths. <br /> <br />Lighting: A lighting plan has been submitted. The applicant is advised that all lighting fixtures <br />must be in compliance with the City's' requirements for non-'glare fixtures. Shop drawings of the <br />light standards should be submitted for approval. <br /> <br />Landscaping: The landscape plan is acceptable and meets City standards. <br /> <br />Drainage and Grading: A grading and drainage plan been prepared. Runoff from the building <br />and paved areas will be collected via storm sewer and overland flow to a series of pond, which <br />will be located immediately north of 14Yd Avenue. These ponds will provide water quality <br />treatment and detention for the mnoffwhich will be discharge to DNR protected wetland 675 W. <br /> <br />A permit will be required from the Lower Rum Pdver Water Management Organization, who will <br />review the drainage plan for adequacy of water quality treatment and flood elevation concerns. <br /> <br />Access: The development proposes two accesses along 143rd Avenue/Azurite Street. The <br />westernmost access is approximately 300 feet from County Road #116 and would be used <br /> <br />-209- <br /> <br /> <br />
