The City has <br />also received a grading plan, site utility, plan and floor plan. We offer the following comments: <br /> <br />General: The site plan proposes to construct a 185,000 square foot office and warehouse facility <br />with a 28,800 square foot future addition. The area is generally located east of County Road <br />#116 and south of Sunwood Drive. <br /> <br />Zoning: The site is zoned Industrial; office manufacturing and warehousing facilities are <br />permitted uses. <br /> <br />Lot Coverage: The site area is approximately 14.0 acres (611,209 square feet) in size and tot <br />coverage is restricted to 35% or 213,923 square feet in' this case. The site plan is proposing to <br />construct an 185,000 square foot building, which equates to approximately a 30% lot coverage. <br />The site plan is also proposing a 28,800 square foot future addition. It should be noted that the <br />total area of the proposed building and future addition wilt equate to approximately 35% lot <br />coverage, th_is will maximize the amount of building area allowed on the subject property. <br /> <br />Utilities: The Property will be serviced by municipal sewer and water. <br /> <br />Setbacks: The proposed facility meets or exceed the minimum 40-foot front yard and 35-foot <br />rear yard setbacks established in the Industr/al district. City Code requires a 60-foot setback <br />from the center of the road right-of-way plus the local applicable setback when a property abuts a <br />major arterial road. In this case the subject property abuts County Road #t 16 along the western <br />boundary line and is subject to a side yard setback of 80 feet (60 feet plus 20 feet) starting from <br />the centeriine of the road, the site plan meets this requirement. <br /> <br />I <br />I <br />I <br /> <br />! <br /> <br />I <br />I <br /> <br />I <br />! <br />I <br /> <br /> <br />
