Blvd.) from B-1 Business and R-3U Residential to Multiple <br />Residential. The rezoning would allow the applicant to construct two 47-unit senior apartment <br />buildings. <br /> <br />The following items .are enclosed for your information: <br /> <br />a) Site Location Map <br />b) Sketch Plan of proposed subdivision <br />c) Copy of zoning map of surrounding area <br />d) Site Plan for the northern apartment building <br />e) Planning Commission Minutes dated September 10, 2001 <br />f) Proposed Findings of Fact <br />g) Proposed Ordinance <br /> <br />Notification: <br /> <br />Property owners located within 500 feet were notified of the proposed rezoning. State law <br />requires that the City notify property owners within 350 feet be notified. <br /> <br />Observations: <br /> <br />Lord of Life is requesting to rezone approximately 10.05 acres from B-1 Business .and R-3U <br />Residential to Multiple Residential. The rezoning would cover Lot 2, Block 1 of the proposed <br />Lord of Life Sketch Plan. The current Comprehensive Plan (1995) identifies this area for <br />commercial and multi-family residential uses up to 7 units per acre. The March 2001 Drat5 <br />Comprehensive Plan shows the area of Lot 2, Block 1 as being to,tally within the High Density <br />Residential area with a net density of up to 15 units per acre. <br /> <br />Properties to the north and south of the development property are zoned B-1 Business. <br />Properties to the east and west are zoned R-3U Residential and R-1 Residential. A <br />Comprehensive Plan amendment is required since the proposed development deviates from the <br />1995 Comprehensive Plan. <br /> <br />The Planning Commission held a public hearing on September 10, 2001, where several people <br />testified that they had concerns with the development.
