The Critical Area Plan contained in the March 2001 Draft Comprehensive Plan has been <br />approved by the Department of Natural Resources. One of the criteria of that plan is to minimize <br />density in the Critical River Corridor. High density residential conflicts with that criteria. The <br />Critical Area Plan also proposes that developing properties should contain 50% open space and <br />the current Critical River regulations in City Code restrict impervious surface to 30% of the lot <br />area. Staff reported to the P1 <br /> <br />The Planning Commission reviewed Mr. Bulow's request for a comprehensive plan amendment <br />on October 4. Staff conveyed concerns to the Planning Commission that Mr. Bulow could <br />develop the .5 acre lot with 8 townhomes and meet the criteria discussed above. <br /> <br />Recommendation: <br /> <br />The Planning Commission has recommended denial of the request .to change the land use <br />designation on the subject property from Commercial to.
