CASE # <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED WALL SIGN <br /> <br /> · SQUARE FOOTAGE RESTRICTIONS; <br /> CASE OF CROSSTOWN SIGN <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City received an application from Crosstown sign for a conditional uSe permit to exceed <br />wall sign square footage restrictions for the Ramsey business ValVoline Express Care, located at <br />6745 State Highway #.10. .. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Sign photos and elevations <br />c) Letter from Jeff Deal <br />d) Draft Planning Commission meeting minutes dated December 4, 2001 <br />e) Proposed findings of fact <br />f) Proposed conditional use permit <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property owners within 350 feet of the <br />subject property. <br /> <br />Observations: <br /> <br />In.the commercial district, 'City. Code restaScts wall signs to a 'size of 15% of the building front. <br />Valvoline Express Care's building front is 435 square feet in size and therefore, allowed 65' <br />square feet of wall signage. <br /> <br />Valvoline Express Care would like to install an awning on the subject building that would extend <br />across the front of the building and wrap around-to a portion of the east and west sides of the <br />building. The entirety of the awning would consist of business and service advertising with a <br />color logo. The awning is 315 square feet in size; this interprets to a 250 square foot overage in <br />wall signs. The applicant will be removing all existing wall signs from the building. <br /> <br />The City has in the past, granted conditional use permits, to allow for larger signs than permitted <br />under City Ordinances (Ampride, Burger King, River Bend Plaza, Ramsey Town Square, M & G <br />Leasing Inc. and Blue Line Collision). <br /> <br />-111- <br /> <br /> <br />
