CASE #1 <br /> <br />RECOMMENT) PARK DEDICATION FOR BIRCH HILL LODGES <br /> By: 3dark Boos, Parks/Utilities &tpervisor <br /> <br />Background: <br /> <br />On November 4t", 2001, the Planning Commission recommended Prelirmnary Plat approval for <br />Orrin Thompson Homes 'Birch H/II Lodges. The 84-unit townhome project is essentially the <br />same as the Sketch Plan the Park Commission commented on in November. Attached is the <br />Planning Commission Case with attachments, which provides additional information on this <br />14.08-acre project. <br /> <br />Observation: <br /> <br />As the Commission will rec'all,.upon review of the Sketch Plan, staff and the devel.oper were to <br />bring back a recommendation on Park Dedication and Trmil Fees. <br /> <br />Nit'. Cory Lopper, Project Manager for Birch Lodges and staff had several conversations on the <br />above as well as the Landscape Plan for the site. Staff has prepared the attached summary of <br />these issues, which will be incorporated into the Development A~eement if approved by the <br />Park Commission and City Council. The Commission will note that staff is proposing an <br />approximate % acre reduction in parkland dedication at the west-center of the Plat from what was <br />submitted at Sketch Plan by the developer. This reduction would result in a cash contribution of <br />$27,300 in addition to the land dedication of 1.05 acres. <br /> <br />Mr. Lopper is not expected to be present at the meeting. However, Orrin Thompson is scheduled <br />to receive Preliminary Plat approval at Council's December 18~t~, 2001 meeting. To <br />accommodate this timeline, bit.
