The preliminary plat consists of Title Sheet, Existing Conditions, Preliminary Plat, <br />Preliminary Grading Plan, Preliminary Utility Plan, Preliminary Landscaping Plan, dated <br />November 13, 2001 prepared by James R. Hill, Inc. We offer the following comments: <br /> <br />General: The subject property is 14.08 acres (613,387 square feet) in size and is generally <br />located south of Sunwood Drive and west of State Highway #47. The preliminary plat presented <br />proposes to develop the property with' 84 town.home un/ts. The townhomes will be subject to 'a <br />site plan review for all other, aspects of the proposal including but not limited to architectural <br />standards, off-street parking, structure setbacks, and landscaping. <br /> <br />Zoning: The subject property, is zoned B-1 Business. Tke City has received a request to rezone <br />the subject property to R-3U Residential. A rezoning Would allow the property to be developed <br />at a maximum density of 7 units an acre. The current comprehensive plan designates this area <br />for commercial uses. The draft March Comprehensive Plan designates this property for medium <br />density residential development. The proposed project will also require a comprehensive plan <br />amendment. The Ptarming Commission recommended that the City Council approve a <br />comprehensive plan amendment and rezoning for the subject property at their November <br />meeting. <br /> <br />Densit'v: The subject property is 14.08 acres and net density is approximately 6 units per acre. <br /> <br />Streets: The submitted plan shows that all town.house units will obtain access to Sunwood Drive <br />from a public Street (Cobalt Street NW) which is proposed as a through street to the Lord o£Life <br /> <br />-164- <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />i' <br />I <br />I <br />! <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> <br />
