MnDot is requesting further <br />irut'ormation regarding the location of State Highway #47 fight-of-way. <br /> <br />Utilities and Water Usage: The development will be served by municipal water and sanitary <br />sewer. The preliminary utility plan is generaily acceptable, however, a detailed construction plan <br />will be required and subject to the approval of the City Engineers. In addition, it should be noted <br />that the water main will be required to be looped to the south as this wilI provide significant <br />benefit to both the subject development and Lord of Life Church's proposed senior housing <br />project. Discussions should be initiated with Lord of Life Church to facilitate this loopiong. <br /> <br />Park Dedication: The preliminary plat is proposing to dedicated 1.05-acre park and the balance <br />of Park Dedication will consist of a cash payment of $27,300 dollars. The Park Dedication cash <br />payment reflects the 2001 rates. The plat will be subject to the fees in place when the <br />development receives final plat approval <br /> <br />Park Trail Development Fee: The preliminary plat is proposing an eight foot bituminous trail <br />along the southern and eastern boundary line. During the sketch, plan review of Birch Hill <br />Lodges, the Planning Commission recommended that a trail be constructed along the southern <br />boundary line and connect to the proposed sidewalk along Cobalt Street. The preliminary plat is <br />showing a trail running north and south and a trail running east and west.. It is Staff's <br />understanding that the trail running north and south was left in by error. The preliminary plat <br />should be revised accordingly. The City has also enacted a trail development fee. The current <br />rate is $325.00 per lot.
