SITE PLAN COMPLIANCE. The multi-family structures shall be sited and constructed on the Site as shown on the Site Plan prepared by James R. Hill, Inc., dated November 13, 2001, revision date 4. SITE PREPARATION. All site grading and drainage shall be subject to approval by the City Engineer. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan. The Required Improvements are as follows: a. Site grading in accordance with the approved Grading Plan prepared by James R. Hill, Inc., dated November 13,2001. b. Installation of bituminous streets, driveways, 'eight foot bituminous trail along the southern property line and parking nodes and maneuvering areas. c. Installation of five foot sidewalk alon. g Cobalt Street. d. Installation of B-612 continuous concrete curbing and gutter around the perimeter of all . bituminous surfaces, except residential driveways and trails. e. Establishment of tuff in areas disturbed during construction and in accordance with the Site Plan. f. Landscaping in accordance with the Site Plan Prepared by James R. Hill dated November 13, 2001, revision date ("Required Improvements). FIRE LANES. Fire lanes shall be maintained on the S}te. The exact location of these items on the Site shall be as directed by the City's Fire Chief. The Permittee herein agrees to post "no parking" along private streets in accordance with the instructions of the Fire Chief/Public Works Director. 7. LIGHTING. Any lighting installed on the Site is subject to prior approval b3? the City Engineer. BUILDING FACADE. The Permittee agrees to construct the Structures of maintenance- free siding, natural stone or brick, and asphalt shingles in accordance with the Building Elevations dated November 13,200I. I I I I I ,1 I I I I I I 10. MAILBOX STANDARDS. A uniform cluster mailbox plan will be required if the mailboxes are located on Cobalt Street. The design and location of the mailboxes are subject to the approval of the Public Works Director. REQUIREMENTS FOR BUILDING PERMIT. No building permits for the Site will be issued until the Permittee has: a) signed this Development Permit; b) all financial obligations related to this permit have been fulfilled; c) the final plat of Birch Hill Lodges has been recorded at Anoka County; d) a permit from the Lower Rum River Watershed Management has been obtained and e) reasonable vehicle access to the lots are provided Birch Hill Lodges Development Permit Page 2 of 5
