SITE PLAN COMPLIANCE. The multi-family structures shall be sited and constructed on <br />the Site as shown on the Site Plan prepared by James R. Hill, Inc., dated November 13, 2001, <br />revision date <br /> <br />4. SITE PREPARATION. All site grading and drainage shall be subject to approval by the <br /> City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following <br />site improvements on the Site in accordance with the specifications and location as shown on <br />the Site Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the approved Grading Plan prepared by James R. Hill, <br /> Inc., dated November 13,2001. <br />b. Installation of bituminous streets, driveways, 'eight foot bituminous trail along the <br /> southern property line and parking nodes and maneuvering areas. <br />c. Installation of five foot sidewalk alon. g Cobalt Street. <br />d. Installation of B-612 continuous concrete curbing and gutter around the perimeter of all <br /> . bituminous surfaces, except residential driveways and trails. <br />e. Establishment of tuff in areas disturbed during construction and in accordance with the <br /> Site Plan. <br />f. Landscaping in accordance with the Site Plan Prepared by James R. Hill dated November <br /> 13, 2001, revision date <br /> <br />("Required Improvements). <br /> <br />FIRE LANES. Fire lanes shall be maintained on the S}te. The exact location of these items <br />on the Site shall be as directed by the City's Fire Chief. The Permittee herein agrees to post <br />"no parking" along private streets in accordance with the instructions of the Fire Chief/Public <br />Works Director. <br /> <br />7. LIGHTING. Any lighting installed on the Site is subject to prior approval b3? the City <br /> Engineer. <br /> <br />BUILDING FACADE. The Permittee agrees to construct the Structures of maintenance- <br />free siding, natural stone or brick, and asphalt shingles in accordance with the Building <br />Elevations dated November 13,200I. <br /> <br /> I <br /> I <br /> I <br /> <br /> I <br />I <br />,1 <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br />10. <br /> <br />MAILBOX STANDARDS. A uniform cluster mailbox plan will be required if the <br />mailboxes are located on Cobalt Street. The design and location of the mailboxes are subject <br />to the approval of the Public Works Director. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT. No building permits for the Site will be <br />issued until the Permittee has: a) signed this Development Permit; b) all financial obligations <br />related to this permit have been fulfilled; c) the final plat of Birch Hill Lodges has been <br />recorded at Anoka County; d) a permit from the Lower Rum River Watershed Management <br />has been obtained and e) reasonable vehicle access to the lots are provided <br /> <br />Birch Hill Lodges Development Permit <br /> Page 2 of 5 <br /> <br /> <br />
