CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />BIRCH HILL LODGES <br /> <br />On December 18, 2001, Site Plan approval was granted by the City of Ramsey ("City) to Birch <br />Hill Lodges Subdivision, ("Permittee") to construct 84 townhome units ("Structures") on the <br />property which is legally described as follows: <br /> <br />That part of the East Half of the Northwest Quarter, Section 25, Township 32, <br />Range 25, Anoka County, Minnesota, described as follows: <br /> <br />Commencing at the southeast comer of said Northwest Quarter; thence on an <br />assumed bearing of South 89 degrees 21 minutes 46 seconds West, along the south <br />line of said Northwest Quarter, a distance, of 233.92 feet to the centerline of St. <br />Francis Boulevard NW (State Trunk Highway No. 47); thence northwesterly a <br />distance of 221.52 feet, along said centerline on a nontangential curve concave to <br />the west, radius 1145.92 feet, central angle 11 degrees 04 minutes 34 seconds, <br />chord bearing north 06 degrees 17 minutes 35 seconds west; thence north 11 <br />degrees 49 minutes 52 seconds west, tangent to said curve and continuing along <br />said centerline, a distance of 861.48 feet to the point of beginning of~e land to be <br />described; thence south 89 degrees 21 minutes 46 seconds west, parallel with the <br />south line of said Northwest Quarter, 'a distance of 888.64 feet to the intersection <br />with the west line of said East Half of the Northwest Quarter; thence north 00 <br />degrees 07 minutes 22 seconds west, along said west line, a distance of 757.00 <br />feet; thence north 89 degrees 21 minutes 46 seconds east, parallel with the south <br />line of said Northwest Quarter, a distance of 731.98 feet to the intersection with a <br />line bearing north 11 degrees 49 minutes 52 seconds west from the point of <br />beginning, said line being the centerline of said St. Francis Boulevard NW (State <br />Trunk Highway No. 47); thence south 11 degrees 49 minutes 52 seconds east, <br />along said centerline, a distance of 771.93 feet to the point o. fbeginning. <br /> <br />Subject to an easement for driveway over a portion of the south 5.00 feet of the <br />east 100.00 feet of the above described land, as measured at a right angle to and <br />along the south line thereof. <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to ~9.03.06 of the 'City Code.- The conditions of this approval <br />are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or <br /> architect. <br /> <br />2. STATE BUILDING CODE COMPLIANCE.
