Site Plan Review: Birch Hill Lodges <br />Page 4 of 4 <br />December 14, 2001 <br /> <br />18. <br /> <br />19. <br /> <br />Laundry Facilities: Each townhome unit is required to designate a laundry area for a washer <br />and dryer. <br />Garage Stmee: City Code requires that .garages be a minimum of 240 square feet in size. <br />The site plan is showing several single stall garages in the 10 and 12 unit structures. The <br />applicant has indicated that each unit will contain a double garage of not less than 400 square <br />feet in size. The site plan should be modified accordingly: <br /> <br />20. <br /> <br />Minimum Floor Area: City Code requires minimum floor areas for 2 and 3 bedroom units <br />to be 650 and 775 square feet respectively. The site plan is proposing floor areas of 1,300 - <br />1,550 square feet, this meets City requirements. <br /> <br />21. <br /> <br />Street Lights: The Developer should make arrangements with Cormexus Energy to install <br />the street lights and the developer will be .responsible for the utility bill. The City Engineer <br />shall be provided with a copy of the street light layout for .incorporation into the City street <br />light map. <br /> <br />22. Mailboxes: The placement of the mailboxes for the townhome development should be <br /> located within the private streets subject to the postal services ability to provide service along <br /> private streets. If it is determined that the postal service will not provide service on private <br /> streets, the design and clustering of the mailboxes along the public street is subject to the <br /> review and approval of the Streets Supervisor. <br /> <br />23. Sidewalk: The City Council adopted an ordinance requiring a five foot sidewalk on at least <br /> one side of each through street in all urban subdivisions. A sidewalk is proposed.along east <br /> side of the Proposed public street. <br /> <br />The .City, C0ujcil will'be meeting at 7:00-p.m. on Tuesday, December 18, 200!., at the Rarnsey <br />Fire Station II, 15050 Armstrong Blvd., NW, to review your proposed site plan. I suggest that <br />you, or your representative, be present at the meeting to answer any questions that may arise.
