The addition of
one 2 inch dbh tree to each lot still needs to be stated on the Plan.

Park Dedication: As a result of several meetings with the Park and Recreation Commission,
a. in-depth program~ to satisfy park. dedication requirements has been crafted. The park
dedication language in the development agreement addresses the entire plat of 157 lots and
establishes a schedule for the park improvements.

10.

Trail Development: There is a trail development fee of $51,025.00 (157 units x $325/unit)
ultimately due on the plat as reflected in the approved prelim/nary plat. There is an 8 foot
wide bituminous trail connection proposed within a 35 foot wide corridor from the easterly
terminus of l Sf' Lane N.W., through the' expanded Bear Park and terminating at Roanoke
Street. There is another 8 foot wide bituminous trail within a 35 foot wide corridor proposed
to link up with the unnamed park lot to the north. These
improvements are estimated at $250,578. The remaining $27,782 ($278,36l - $250,578)
shall be paid in cash. It should be the Developer's option to pay the $27,782 and lock in the
2001 trunk fee rate or pay this additional money when his credited trunk fees run out during a
subsequent f'mal platting of a future phase.

12. Stormwater Management: There is a stormwater management development fee of $58,875
(157 units x $375/unit) due on the ultimate plat as reflected in the approved preliminary plat.

Preliminary Plat approval was contingent upon addressing the drainage outlet to the north.
At the time of preliminary plat, costs for this offsite improvement were estimated at
$130,000, and would provide a positive flow outlet to the Rum River.. Since that time the
costs have been revised to $75,000. The Developer would be responsible for these costs.

As mentioned at the time of preliminary plat approval, the City has requested that a storm
sewer overflow be included as part of this plat to protect the homes south of Alpine Drive

!

I,
I
i
I
I
I
I
I
I
I
