The City <br />will be requiring a copy of the permit from the Lower Rum River Water Management <br />Organization (LRRWMO) prior to commencement of grading. <br /> <br />In accordance with Staff comments at the time of preliminary plat review, 20' foot drainage <br />and utility easement are being provided on all lot lines that have public utilities for <br />maintenance potential and all areas where there are storm sewers. All Of the drainage <br />structures, ponds, swales shall be protected by drainage and utility easement. The 'pond to <br />the north and east of the plat should be included as part of this phase of the plat and protected <br />by drainage and utility to an elevation of 869. <br /> <br />An agreement approved by the City Attorney shall be signed to ensure the protection of the <br />overland swale being proposed to drain into the lowland in Woodland Green Park. <br />Additionally, the swale needs to be redirected to empty into the park and not into the <br />resident's yard west of the plat and north of 155th Lane NW <br /> <br />Final Gradin~ Plan: The General Notes on Page 2 of the Grading Plan should be modified to <br />specify that an elevation certificate, prepared by a registered land surveyor, will be required <br />at the time of footing inspection to prove that the building elevation is in compliance with the <br />final grading plan.' <br /> <br />city Code also requires lots with grades flatter than 2% to provide a certificate of grading <br />prior to issuance of the .certificate of occupancy. The lots subject to this requirement should <br />also be noted on the final grading plan and they will also be Specifically called out in the <br />development agreement. <br /> <br />A final grading plan for the entire plat must be submitted and approved by the City Engineer <br />as a condition of final plat approval. <br /> <br />The following is a list of concerns that were identified at the time of preliminary plat <br />approval that dealt with this portion of the plat. (The lot and block numbers refer to the <br />designations on the preliminary plat.) <br /> <br />Al! of the storm sewer invert elevations need to 'be provided on the final grading plan. <br />Additionally, the elevations of existing drainage structure identified on the preliminary <br />drainage plan on Alpine Drive shall be verified to ensure positive drainage. <br /> <br />The final grading plan should be provided to the City in digital format (Autocad 20001) prior <br />to acceptance. <br /> <br />-203- <br /> <br /> <br />
