We have also received a Site Plan; a Floor Plan, and Exterior <br />Elevation Plan prepared by Lampert Architects dated November 12, 2001. The City is also in <br />receipt of a landscaping plan prepared by Lampert Architects dated December 12, 2001. We offer <br />the following comments: <br /> <br />General: The site ptan proposes to develop a 29,450 square foot one-story multi-tenant office <br />and warehouse structure. The proposed development is phase II of the Sunfish Gateway <br />development that was approved in March of-2001. The site is located in the northwest corner of <br />the intersection of McKinley St. N.W. and Sunfish Lake Blvd. (CSAH 57). <br /> <br />Zoning: The site is currently zoned Industrial. City Code permits multi-tenant office and <br />warehousing activities in the Industrial zoning district. <br /> <br />Lot Coverage: The Industrial district restricts lot coverage to 35%; the site plan is proposing to <br />construct a second phase building consisting of 29,450 square feet on 9.7 acres (424,433 square <br />feet). Phase I of Sunfish Gateway constructed 50,062 square feet of building footprint. Phase [ <br />and phase II result in an approximate lot coverage of 18% on the subject properties. The <br />applicant has stated that the properties will be platted .when future users are determined. The <br />applicant has also stated that the intention is to plat phase I and phase II on a 6.5-acre (283,140 <br />square foot) parcel. Therefore lot coverage for phase I and phase II on the potential 6.5-acre <br />parcel would be approximately 28%, this would comply with City requirements. <br /> <br />Utilities: The facility will be served by municipal sewer and water facilities. Service stubs have. <br />been provided in the phase I utilities to provide service to the phase II development. <br /> <br />Setbacks: The second phase facility meets or exceeds the required setbacks established in the <br />Industrial district.
