Screening: The abutting properties to the north, south, east and west are zoned for Industrial and Business Warehouse and City Code does not require screening in these areas. Landscaping: The landscape plan dated 12.10.01 generally meets City requirements provided the following issues are addressed. The planting schedule is proposing to plant Norway Maple; this is not an approved species in the City of Ramsey and the landscaping plan should be revised accordingly. The tree and shrub planting detail correctly specifies wood chip mulch. The 'Notes' at the lower right oft he of the plan sheet calls for decorative rock. Staff strongly suggests.using mu[ch wood chips instead-of decorative rock. Architectural Standards: City Code restricts building height to 35 feet. The proposed building will be 20 feet in height, which meets City standards. City Code restricts exterior wall finishes to natural or prefabricated brick or stone or pre-cast concrete panels or some other material approved by City Council. The exterior building materials for the building are proposed to consist of rockface concrete block and brick, which meets the architectural standards established in the Industrial District. Loading Berths: City Code requires one loading berth for every structure that has a floor area of 10,000 square feet and an additional loading berth for each additional 25,000 square feet of floor area. The proposed 29,450 square foot structure is required to provide one loading berth. The site pIan is proposing 14, this exceeds City requirements. Waste Storage: City Code requires that all solid waste and refuse receptacles shall be stored within a completely screened structure or container. The site plan notes that the refuse receptacles wilI be located indoors. Off-Street Parking - Design: In accordance with City Code, all driveWays, off-street parking and maneuvering areas are proposed to be surfaced with concrete and finished with B-6/12 concrete curbing. Off-Street Parking - Spaces Required: City' Code requires one (1) parking space for every 200 square feet of office space. For warehouse space in multi-tenant, the City uses the standard of one parking stall per 1,000 square feet. The site plan shows 71 parking stalls which exceeds the City requirement of 68 spaces needed for this development. -242- Lighting: Shop drawing of the proposed righting figures will need to be submitted and is subject to the City, Engineers approval. Drainage and Grading: The drainage from phase II of the Sunfish Gateway development runs overland and through storm sewer to a detention pond wh/ch is located in the southwest corner I I I I I I I I I
