Review Letter: Sunfish Gateway phase <br />December 14, 2001 <br />Page 2 of 3 <br /> <br />City Code also requires a 20-foot green space area adjacent to all public roads. This standard <br />appears to be being met. <br /> <br />Screening: The abutting properties to the north, south, east and west are zoned for Industrial and <br />Business Warehouse and City Code does not require screening in these areas. <br /> <br />Landscaping: The landscape plan dated 12.10.01 generally meets City requirements provided <br />the following issues are addressed. The planting schedule is proposing to plant Norway Maple; <br />this is not an approved species in the City of Ramsey and the landscaping plan should be revised <br />accordingly. The tree and shrub planting detail correctly specifies wood chip mulch. The 'Notes' <br />at the lower right oft he of the plan sheet calls for decorative rock. Staff strongly suggests.using <br />mu[ch wood chips instead-of decorative rock. <br /> <br />Architectural Standards: City Code restricts building height to 35 feet. The proposed building <br />will be 20 feet in height, which meets City standards. City Code restricts exterior wall finishes to <br />natural or prefabricated brick or stone or pre-cast concrete panels or some other material <br />approved by City Council. The exterior building materials for the building are proposed to <br />consist of rockface concrete block and brick, which meets the architectural standards established <br />in the Industrial District. <br /> <br />Loading Berths: City Code requires one loading berth for every structure that has a floor area <br />of 10,000 square feet and an additional loading berth for each additional 25,000 square feet of <br />floor area. The proposed 29,450 square foot structure is required to provide one loading berth. <br />The site pIan is proposing 14, this exceeds City requirements. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles shall be stored <br />within a completely screened structure or container. The site plan notes that the refuse <br />receptacles wilI be located indoors. <br /> <br />Off-Street Parking - Design: In accordance with City Code, all driveWays, off-street parking <br />and maneuvering areas are proposed to be surfaced with concrete and finished with B-6/12 <br />concrete curbing. <br /> <br />Off-Street Parking - Spaces Required: City' Code requires one (1) parking space for every 200 <br />square feet of office space. For warehouse space in multi-tenant, the City uses the standard of <br />one parking stall per 1,000 square feet. The site plan shows 71 parking stalls which exceeds the <br />City requirement of 68 spaces needed for this development. <br /> <br />-242- <br /> <br />Lighting: Shop drawing of the proposed righting figures will need to be submitted and is subject <br />to the City, Engineers approval. <br /> <br />Drainage and Grading: The drainage from phase II of the Sunfish Gateway development runs <br />overland and through storm sewer to a detention pond wh/ch is located in the southwest corner <br /> <br /> I <br /> I <br /> I <br /> <br />I <br />I <br />I <br /> <br />I <br />I <br /> <br />I <br /> <br /> <br />
