Motion Carried. Voting Yes: Chairperson Van Scoy, Board Members, Levine, Cleveland, and <br />Hunt. Voting No: None. Absent: Board Members Brauer, Dunaway, and Rogers. <br />Case #2: Public Hearing — Request for a Variance to Parking Lot Setbacks and <br />Number of Parking Spaces Near the Intersection of Xkimo Street and 142 " Avenue; Case <br />of John Weicht & Associates, LLP <br />Public Hearine <br />Chairperson Van Scoy called the public hearing to order at 8:04 p.m. <br />Presentation <br />Associate Planner Gladhill presented the Staff Report. <br />Citizen Input <br />John Weicht, John Weicht & Associates, the applicant, stated they moved the parking spaces <br />forward to accommodate the building site with the bluff and steep banks. Grass and wild flowers <br />will be planted in the future parking area. <br />Gary Fredrickson, 14337 Waco Street, requested to see a graphic of the lot without the building. <br />Associate Planner Gladhill showed the location of the tree line and bluff on the current plan with <br />the contours not disturbed. <br />Christine Bell, 14336 Waco Street, asked under what conditions an expansion would be <br />necessary. <br />Chairperson Van Scoy clarified the expansion was regarding parking spaces. It is required to <br />have an area designated as future parking, which would be used if the existing parking lot was <br />consistently being filled up and parking was going onto the street. <br />Linda Roof, 14369 Waco Street, questioned obtaining a variance before owning the land. <br />Associate Planner Gladhill stated this property does have a purchase agreement and there is a <br />valid application that needs to be acted on within 60 days. If the site plan does not get approved <br />this variance becomes null and void. He continued that the current zoning is high density <br />residential and even if it is not the preferred use, it is the use we have to work with today. There <br />is still a subdivision and site plan that need to be approved. <br />T V Rao, 14359 Waco Street, asked if there was a traffic study done to see what additional traffic <br />would be added. <br />Associate Planner Gladhill explained the traffic study that was done. <br />Board of Adjustment /August 5, 2010 <br />Page 3 of 5 <br />
