Preliminary Plat Review: Centex Addition <br />July 5, 2001 <br />Page 4 of 5 <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />Park Dedication: The sketch plan was reviewed by the Park Commission on May 10, 2001. <br />The Commission has recommended some land dedication to expand Bear and Woodland <br />Green parks and provide trail connections; any remaining park dedication due w/Il be <br />satisfied with a cash payment. During the sketch plan review, the consensus of the Park <br />Commission was that improvements to-Woodland Green and Bear Parks should also be <br />considered for construction as part of the plat Stage I improvements. The costs would also <br />be credited against any cash due for park dedication. These improvements have been <br />identified as play equipment for Woodland Green, parking and irrigation for Woodland <br />Green and possibly Bear Park too. The Commission is expecting to review the prelimii~ary <br />plat on July 12. <br /> <br />Trail Development: There is a trail development fee of $50,375.00 (155 units x $325/unit) <br />due on the plat prior to recording the final plat. There is an 8 foot wide bituminous trail <br />connection proposed within a 35 foot wide corridor from the easterly term/nm of 155th Lane <br />N.W., through the expanded Bear Park and terminating at Roanoke Street. There is another 8 <br />foot wide bituminous trail within a 35 foot wide cOrridor proposed to link up with the <br />unnamed park lot to the north. The land dedication for these trail links is eligible for credit <br />against the park dedication due on the plat; the construction costs for these two trail. <br />connections are eligible for credit against the trail development fees due on the plat. ' : -~ <br /> <br />The Parks and Trails Plan also' calls for a bituminous trail along the north side of Alpine <br />Drive (157 Avenue N.W.). The Park Commission has requested that the entire segment of <br />trail along Alpine Drive from Hwy. #47 to Roanoke Street be constructed as part of the Stage <br />I improvements in this plat. The land dedication within the boundaries of the plat is not <br />eligible for credit against the park dedication due on the plat. Construction costs to install the <br />trail from the east boundary of the plat to Roanoke Street and the west boundary of the plat to <br />Hwy. #47 are eligible for credit against the trail development fees due. <br /> <br />Trunk Sewer and Water Fees: A trunk usage charge is required for usage of the trunk sewer <br />and water system. The current rare is $1773.00 per residential unit created. A payment of <br />$274,815.00 (155 units x $17.73/unitLis due at the City pr/or to releasing the plat for <br />recording. <br /> <br />f:7 <br /> <br /> <br />
