Property <br /> <br />Dear Mike: <br /> <br />We are in receipt of your preliminary plat to develop a single-family, townhome and apartment <br />subdivision in Ramsey. The preliminary plat plan consists of four (4) sheets dated May 15, 2001 <br />and prepared by lVfidwest Land Surveyors and Civil Engineers, Inc. We offer the following <br />comments: <br /> <br />General: The subject property is 86.71 acres in size and is generally located at the comer <br />of Dysprosium St. and Nowthen Boulevard. The preliminary plat proposes to develop the <br />property with 73 single-family lots, 152 townhomes and 82 apartments units. The <br />development is proposing to use Outlot A and B Of Wood Pond Hills 4m Addition in <br />combination with land on the development property to create seven new single family lots <br />on 145th Court. Two existing lots on the south side of 145m Court are shown as receiving <br />additional land in their rear yards. The Lord of Life is shown as receiving Outlot A on the <br />plat. <br /> <br />Zonin_o: The subject property is zoned a combination of R-1 Single Family and B-1 <br />Business. An application to rezone the property to Planned Unit Development (P.U.D.) is <br />being considered concurrently with the preliminary plat. <br /> <br />Density: The subject property is 86.71 acres and overall has a net density. (excluding the <br />wetlands) of 5.23 units per acre. The single-family lot area consists 0£61.02 acres and has <br />a net density of 1.20 units per acre. The townhouse area consists of 16.63 acres and has a <br />net density of 9.14 units per acre. The apartment building area consists of 9.06 acres and <br />as a net density of 14.36 units per acre. The number of units that the development shows <br />is less than the maximum number of units that-would be a/lowed under the March 2001 <br />Draft Comprehensive Land Use Map. Approximately 340 units would be allowed if the <br />development is a P.U.D. Royal Oaks Realty shows 307 dwelling units. <br /> <br /> <br />
