' <br /> <br />Traffic Generation Analysis: A traffic generation analysis was completed by SKF, Inc. in <br />regards to this proposed plat. A copy of the report is attached. The City will plan on <br />implementing the recommendations of the consultant. <br /> <br />Utilities and Water Usa_~e: The development will be served by mUnicipal water and <br />sanitary sewer. A utility plan has been submitted and is gener~y acceptable with the <br />following comments; 1) Watermain on cul-de-sacs may be reduced from eight inch pipe <br />to six inch pipe; 2) The apartment buitding should be looped between Dysposium Street <br />and the eastern most townhouse watermain. This will provide two sources of flow to the <br />apartment building; 3) An eight inch waterline should be extended between Lot 6 and 7 of <br />Block 5 to provide future service to FloUr/ne Street. <br /> <br />10. <br /> <br />Park Dedication: The preliminary plat will be forwarded to the Park Commission for a <br />recommendation on park dedication. The City has the option for cash, land, or a <br />combination of the two. The current rate for park dedication is $1300 per unit;, there is <br />also a trail development fee of $325 per unit. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Tuesday, June 5, 2001, at the Ramsey <br />Fire Station II, 15050 Armstrong Blvd. N.W., to review the preliminary plat. I suggest that you, <br />or your representative, be present at the meeting to answer any questions that may arise.. A copy <br />of the case cover sheet is enclosed for your information.
