The townhome portion of the development will consist of eighteen (18) eight-unit townhome <br />structures and two (2) four-unit townhome structures for a total of i52 units. City. Code establishes <br />that multiple family structures of 3 or more units are subject to a site plan review. <br /> <br />The townhomes are two-story, slab on Fade, two and three bedroom townhome units. Each unit will <br />have a minimum of 1,476 square feet of finished living space. The exteriors of the structures are <br />proposed to consist of primarily vinyl siding with accent brick around the garages. The roof will <br />have asphalt shingles. <br /> <br />The eight-unit townhouse structure will have four units on each side and will have four two-bedroom <br />units and four three-bedroom units. Each unit will have an attached double car garage. Two off- <br />street parking spaces are also provided on the paved driveways for each unit. The applicant will also <br />be providing 79 additional off-street parking spaces within the 17 parking nodes along the private <br />road within the development. <br /> <br />Public access will be provided from the proposed public road (Iodine Street, N.W.). All of the <br />townhome units will be accessed through private roads. The private roads will be at least 24 feet <br />wide with some sections 28 feet wide. The development agreement will require the private streets to <br />be constructed to City street standards. <br /> <br />The proposed landscaping plan is deficient in several areas, namely the lack of detail for the <br />plantings for the typical townhouse unk and the number of trees proposed. Staff will set up meeting <br />with the applicant in the near future to discuss how to create a landscaping plan that meets City <br />standards. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with the city staff review <br />letter dated June 1, 2001. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council grant site plan approval to the townhomes proposed as part <br />of The Ponds subdivision contingent upon compliance with the City Staff review letter dated June 1, <br />2001. <br /> <br />Review Checklist: <br />City Engineer <br />Community.
