Black: <br /> <br />We are in receipt of your site plan to develop a townhome development on a 16.63 acre portion <br />of The Ponds subdivision. The site plan consists of the Preliminary Plat, Grading, Drainage, & <br />Erosion Control Plan, Landscape Plan and Site plan prepared by 1Vfidwest Land Surveyors and <br />Civil Engineers, Inc., and Building Elevations and Floor Plans prepared by Shade Tree <br />Construction. We offer the following comments: <br /> <br />General; The townhouse development will take place on approximately 16.63 acres and is <br />part of the plat named The Ponds. The townhouse development will consist of eighteen (18) <br />eight-unit town2ome structures and two (2) four-unit townhome structures for a total of 152 <br />townhome units. According to the zoning ordinance, multi-family structures of 3 or more <br />units are subject to site plan review and approval. <br /> <br />Zoning: The property is currently zoned B-l, Business and R-l, Single Family Residential. <br />As part of the platting process, you are proposing to rezone the subject property to Planned <br />Unit Development (?.U.D.) to allow for a mix of housing styles. <br /> <br />Lot Coverage: The proposed tOWl~OUSe project area is 724,402 square feet in size (16.63 <br />acres) and lot coverage is restricted to 35% (which includes garages), or 253,541 square feet <br />in th/s case. The site plan is proposing to construct 171,057 square feet of townhome units, <br />which equates to approximately 24% lot coverage. <br /> <br />Setbacks: As this development is proposed to be a P.U.D., staffhas generally used the R-3U <br />Multi-Family Residential District regx~lations. Therefore, the rear yard setback is 40 feet and <br />the side yard setback is 15 feet fi.om the outer boundaries of the subject property, The front <br />yard setback is 35 feet from the structures to the street fight of way. All of the structures <br />meet or exceed the rear yard, side yard, and front yard setback requirements. The State of <br /> <br /> <br />
