The individual driveway units shall also be paveci. <br /> <br />Driveway Width: The driveways for the townhouse units are restricted to 'a width of 24 feet; <br />the proposed driveways meet City standards. The private roads serving the units will be a <br />minimum of 24 feet and a maximum 0£28 feet. <br /> <br />Off Street Parking, Number: City Code requires 2 off-street'parking spaces for each two <br />bedroom unit and 2.5 parking, spaces for each three bedroom unit. Therefore, the total <br />number of off-street parldng spaces required is 342 spaces. The townhouse development is in <br />compliance with 383 off-street parking scaces shown. <br /> <br />Utilities: The development will be served by municipal water and sanitary sewer which will be <br />located within public fight-of-way and the utilities have adequate capacity to service the <br />demands of these units. <br /> <br />Architectural Standards: The townhomes are proposed to be two-story, slab on grade, two <br />and three bedroom townhome units. Each unit will have a minimum of 1,476 square feet of <br />finished living space. The exteriors, of the structures .are proposed to consist of primarily vinyl <br />siding with accent brick around the garages. The roof will have asphalt shingles. The <br />max/mum height for structures allowed Under Cfty Codes is 35 feet. The peak of the roof on <br />the townhouse units is 34 feet. A color rendering of the elevations is required at the time of <br />the Planning Commission meeting. <br /> <br />Laundry Facilities: Each townhome unit is shown to have a designated laundry area for a <br />washer and dryer. <br /> <br />Garage Space,: All proposed townhome unit structures contain a two-stall garage that is at <br />least 400 square feet in size which complies with City Code. <br /> <br />Minimum Floor Area: City Code requires minimum floor areas for 2 and 3 bedroom units to <br />be 650 and 775 square feet respectively. The proposed two-bedroom townhome units will <br />have a floor area of 1,487 square feet and the three-bedroom un/ts will have 1,4'76 square feet. <br />The development significantly exceecfs the minimum floor area square footage requirements <br />for 2 and _3 bedroom units. <br /> <br />Street Lights: The Developer should make arrangements with Conne,,ms Energy to install <br />the street lights and the developer will be responsible for the utility bi/1. The City Engineer <br />shall be provided with a copy of the street light layout for incorporation into the City street <br />light map. <br /> <br />Mailboxes: The Streets Supervisor is recommending that the development be served by <br />cluster mailboxes with approximately one grouping of mailboxes for every eight units. <br /> <br /> <br />
