process. The firsl sto~ will contain 28 apartments and the second and third stories will contain 2'7 <br />apartment each. The building will have 28 one-bedroom and 54 two-bedroom units. The one <br />bedroom units will be 760 square feet and the two bedroom units will be 1053 square feet which <br />meets City Ordinances. <br /> <br />The exteriors of the structure is proposed to consist of vinyl siding, block and brick. The roof will <br />have asphalt shingles. <br /> <br />The apartme, nt building will have 91 underground parking stall for use by the tenants and will <br />provide 50 off-street parking spaces in front of the apartment building for a total of 141 parking <br />spaces. Under the ~ Multi-Family District, a total of 150 parking spaces would be needed for this <br />development. The previous senior apartment development, Savannah Oaks, used a standard of 1.5 <br />parking spaces per unit. if this standard is applied to The Ponds apartment building, a total of 123 <br />parking spaces are needed. Staff is recommending that this standard.be used again since very few of <br />the residents have two cars and some have none. <br /> <br />Public access will be provided from Dysprosium St. NW. <br /> <br />The proposed landscaping plan is deficient in several areas, namely the lack of detail and insufficient <br />number of planting around the apartment building. Staff will set up meeting with the applicant in the <br />near future to discuss how to create a landscaping plan that meets City standards. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with the city staff review <br />letter dated June 1, 2001 and the applicant receiving a variance to the height restrictions. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council grant site plan approval to the apartment building proposed <br />as part of The Ponds subdivision contingent upon compliance w/th the City Staff review letter dated <br />June 1, 2001 and the applicant receiving a variance to the height restrictions. <br /> <br />Review Checklist: <br />City Engineer <br />Community Development Director <br />Community Development Assistant <br /> <br />PC: 06~5~1 <br /> <br />Copy To: <br />Parks & Utilities Supervisor <br />Public Works Director <br /> <br /> <br />
