The site plan consiszs of the Preliminary Plat, Grading, Drainage, & Erosion Control <br />Plan, Landscape Plan and Site plan prepared by lVfidwest Land Surveyors and Civil Engineers, <br />Inc., and Building Elevations and Floor Plans prepared by Charles I. Radloff, Architect. We offer <br />the following comments: <br /> <br />General: The apartment building will be constructed on approx/matety 9.06 acres and is part <br />of the plat named The Ponds. The apartment building will be a three-story structure <br />containing 82 apartments designed for senior citizens. <br /> <br />Zoning: The property is currently zoned B-l, Business. As part of the platting process, you <br />are proposing to rezone the subject property to Planned Unit Development (P.U.D.) to allow <br />for a mix of housing styles. <br /> <br />Lot Cover. a~e: The proposed apartment development area is 394,654 square feet in size <br />(9.06) acres) and lot coverage is restricted to 35% (which includes garages), or 138,129 <br />square feet in this case. The site plaffis proposing to construct 34,778 square feet apartment <br />building, which equates to approx/mately 9% lot coverage, <br /> <br />Setbacks: As this development is proposed to be a P.U.D., staff has generally used the MR <br />Multi-Family Residential District regulations. City Code requires a 40 foot landscaped buffer <br />area between non-residential uses and R-1 and R-2 residential uses. Staff is recommending <br />that this 40 foot buffer requirement be interpreted to also apply to the higher density R-3 and <br />Multiple Resident/al developments adjacent to R-1 and R-2 residential uses. Therefore, the <br />building must be sited aU least 40 feet from the common boundary with the adjacent single <br /> <br /> <br />
