Site Plan Keview: The Ponds Apartment Building <br />Page 2 of 3 <br />June 1, 2001 <br /> <br />10. <br /> <br />11. <br /> <br />family homes to the south. The building is setback appro,'dmately 70 feet from the nearest <br />single family lot. <br /> <br />DensiW: The site plan shows a total of 82 apartment units on 9.06 acres are proposed to be <br />constructed with a net density 14,36 units per acre, The March 2001 Draft Comprehensive <br />Plan indicates the apamment building location is planned for high density housing at a density <br />up to 15 units per net acre, <br /> <br />Access: PubLic access will be provided from Dysprosium St. NW. The apartment building <br />will have two driveway accesses onto Dysprosium St. and will line up with the driveways <br />se,wing the Savannah Oaks apartment building. <br /> <br />Gradine and Drainage: The grading and drainage plans have been reviewed as part of the <br />preliminary plat of The Ponds subdivision. The City Engineer indicates that a retaining wail or <br />special landscape measures south of the building should be considered to reducing the steep <br />slopes and minimize the erosion potential of these areas. <br /> <br />REU Number: The City has enacted a quarterly drainage utility charge that is applicable to <br />the proposed development. The total drainage utitiw, charge for the proposed apartment <br />building is $~.5~.26 per quarter. <br /> <br />Landscapi.nT,: The landscaping plan has been reviewed by staff. The proposed landscaping <br />plan is deficient in several areas, namely the lack of detail and insufficient number of planting <br />around the apartment building. Staff will set up meeting with you in the near future to discuss <br />how to create a landscaping plan that meets City standards. <br /> <br />Screening: Adequate screening will be necessary along the south property line with the <br />e,-dsting sinCe-family lots. Acceptable screening includes berrrdng, plantings, or fencing. The <br />landscaping plan should be modified to show the proposed screening. <br /> <br />Waste Storage: City Code requires all waste storage areas to be located in the rear or side <br />yard and they must be screened. The site plan should be modified to indicate the location of <br />the trash storage area. <br /> <br />Off Street Parking, Design: All parking areas and drives located on the sites shall be paved <br />and finished with B-6/12 concrete curbing. <br /> <br />Off Street Parking: Number: City Code requires !.5 off-street parking spaces for eac,5 one <br />bedroom unit and 2 parking spaces for each two bedroom unit. The apartment building will <br />have 91 underground parking stall for use by the tenants and will provide 50 off-street parking <br />spaces in front of the apartment building for a total of 141 parking spaces. Under the ~ <br />Multi-Family Distric*~, a total of 150 parking spaces will be needed for this developmem. The <br />previous senior apartment development, Savannah Oaks, used a standard of 1.5 parking <br /> <br /> <br />
