The northern portion of the project area will connect to the existin9 8" line <br />crossing the property near the stubbed end of 152nd Lane. This sewer <br />alignment is subject to change at the time of final design. <br /> <br />The depth of the proposed sewers are deep enough to provide gravity service to <br />future developing properties up to the east side of CSAH 5. <br /> <br />See "EXHIBIT C" for detailed description of the proposed sanitary sewer system <br />improvements. <br /> <br />ESTIMATED COSTS <br /> <br />The detailed estimate of construction cost for all of the.improvements are shown <br />in "EXHIBIT'D". The estimated coSt of the construction and easement items to <br />be shared with C.O.R. Projects 02-21 and 02-22 are shown in "EXHIBIT E" <br /> <br />The estimated project c'osts presented herein reflect the construction, right-oF <br />way or easement, and overhead costs. Construction costs are estimated <br />contract amounts for the actual construction. Right-of-way for construction of <br />streets is calculated for a 60-foot wide right-of-way. Easement costs include <br />providing a 20-foot permanent easements along the off-right-of-way route of the <br />water, sanitary or storm sewers. The cost of easements for construction of the <br />detention basins is also included. <br /> <br />It was assumed that temporary construction easements would be provided at no <br />cost. If easements cannot be obtained through negotiation, eminent domain will <br />be required. The cost of condemnation is not included in the cost presented <br />below, and would increase the necessary assessment to finance the project. <br /> <br />Overhead costs include, but are not limited to, engineering, construction staking <br />and inspection, administrative service, legal, and contingency. Overhead costs <br />for the project are estimated based on percentages of construction cost.
