-196- <br /> <br />PROPOSED STREET 12MPROVEMENTS <br /> <br />We are proposing that municipal utilities be installed under the streets in this subdivision as well <br />as permanent concrete curb and gutter and new street surfacing. The streets would be constructed <br />to 32 feet wide and a 7 ton design thickness which consists of 6 inches of class 5 aggregate and 3 <br />V2" of bituminous. These streets would also be reinstalled very close to the existing grades with <br />some minor adjustments to improve surface drainage where necessary. <br /> <br />Permanent concrete curb and gutter will be installed on each side of the road. The benefits of <br />concrete curb and gutter are numerous and include: <br /> <br />· Clearly delineates the roadway <br />· Holds and prevents the edges of the pavement from raveling <br />· Helps to prevent sod damage from snow plows <br />· Improves surface drainage <br /> Lasts longer than bituminous curbing <br /> <br />Staff Recommendation: To reconstruct the streets at the City standard width of 32 feet and with <br />the addition of concrete curb and gutter. <br /> <br />Municipal Utilities <br /> <br />The sanitary sewer would be extended to the project area from TH47 Service Drive and would <br />consist of an 8" P.V.C. pipe and 6" service connections provided at each lot so as to eliminate the <br />need to dig into the new street section in the future. Whenever considering routing of sanitary <br />sewer, existing topographical considerations must be given. <br /> <br />The water utility would be looped as it is currently located on TH47 Service at both 152nd Avenue <br />NW and 151st Avenue NW. TbJs would consist of 12" D.I.P. with 1" service connections <br />provided at each lot so as to also eliminate the need to dig into the new street section in the future. <br />This utility will enhance the fire fighting abilities and provide a fresh water supply to the <br />households in this neighborhood. <br /> <br />The storm sewer portion of this project would be extensive as there are significant drainage <br />problems within the area. This storm sewer would include the' installation of storm sewer pipe <br />that would be sized to accommodate future development and include the installation of a <br />sedimentation pond with an emergency overflow to the wetland to protect the quality of the water <br />within the wetland environment. <br /> <br />Staff recommendation: Install storm sewer and catch basins as shown in the attached Feasibility <br />Study on Exhibit A-1. <br /> <br /> <br />
