is proposed that 50% of the cost of the storm drainage and easements between <br />the detention basin and the Helium St. project be allocated to be used in <br />negotiations for right-of-way a, cross those benefited properties. <br /> <br />See "EXHIBIT A" for detailed description of the proposed street and storm <br />drainage improvements. <br /> <br />B. Water System <br /> <br />The proposed water system improvements will provide a minimum 8" water main <br />with an 8" stub out in the western end of 152nd Ave. to allow the inter-connection <br />to the water system provided in the other two project areas discussed earlier. All <br />mains will be DIP. Fire hydrant spacing will be approximately 300 to 400 feet. <br />One-inch service connections will be provided for all existing developed lots. <br />Where the adjoining property is undeveloped, one-inch services will be provided <br />at 85 foot intervals. <br /> <br />See' "EXHIBIT B" for detailed description of the proposed water system <br />improvements. <br /> <br />C. Sanitary' Sewer System <br /> <br />All proposed sanitary sewer lines will be 8" PVC pipe with manhole spacing at <br />400-feet maximum. The depth of the sanitary sewers will be between 10 to 12 <br />feet except where more depth is required to connect to existing sewers, or where <br />the deeper lines would be more cost effective. <br /> <br />An eight (8") inch stub out at the western end of 152nd Ave. is proposed to <br />receive sanitary sewagg' flows from the sanitary sewer system proposed in the <br />adjacent Helium Street Extension project. However, no extraordinary depth was <br />provided in the sewer design to maximize the upstream reach to properties <br />outside the current project boundary. Where the adjoining property .is <br />undeveloped, four-inch services will be provided at 85' intervals or as directed by <br />the property owner. <br /> <br />See "EXHIBIT C" for detailed description of the proposed sanitary sewer system <br />improvements. The alignment of the sanitary sewer may change at the time of <br />final design. <br /> <br />5.0 ESTIMATED COSTS <br /> <br />The detailed estimate of construction cost for all of the improvements are Shown <br />in "EXHIBIT D". The estimated cost of the construction and easement items to <br />be shared with C.O.R. Project 02-20 are shown in "EXHIBIT E" <br /> <br />The estimated project costs presented herein reflect the construction, right-of- <br />way or easement, and overhead costs. Construction costs are estimated <br />contract amounts for the actual construction. Right-of-way for construction of <br />streets is calculated for a 60~foot wide right-of-way.
