-232- PROPOSED STREET DvlPROVEMENTS We are proposing that municipal utilities be installed under the streets in this subdivision as well as permanent concrete curb and gutter and new street surfacing. The streets would be constructed to 32 feet wide and a 7 ton design thickness which consists of 6 inches of class 5 aggregate and 3 ½" of bituminous. These streets would also be reinstalled very close to the existing grades with some minor adjustments to improve surface drainage where necessary. Permanent concrete curb and gutter will be installed on each side of the road. The benefits of concrete curb and gutter are numerous and include: Clearly delineates the roadway Holds and prevents the edges of the pavement from raveling Helps to prevent sod damage from snow plows Improves surface drainage Lasts longer than bituminous curbing Staff Recommendation: To reconstruct the streets at their preSent width (32 feet) and w/th the addition of concrete curb and gutter. Municipal Utilities The sanitary sewer would be extended to the project area from Ramsey Meadows, 2nd Addition and would consist of an 8" P.V.C. pipe and 6" service connections provided at each lot so as to eliminate the need to dig into the new street section in the future. Whenever considering .routing of sanitary sewer, existing topographical considerations must be given. Extending sanitary sewer from Ramsey Meadows, 2na Addition is the most feasible and allows for the most flexibility for future sewer use. The combination of the steep grade of 150th Lane NW and the depth of the sanitary sewer will create some difficulties with access to the residents to the east of the project area. If the project is approved we will include the use of a trench boxing and increase of pipe grade to ensure continuous access. The water utility would be looped as it is currently located on County Road 5 and also in Ramsey Meadows, 2"d Addition. This would consist of 12" D.I.P. with 1" service connections provided at each lot so as to also eliminate the need to dig into the new street section in the future. This utility will enhance the fire fighting abilities and provide a fresh water supply to the households in this neighborhood. The storm sewer portion of this project would include a set of catch basins on Helium Street NW to drain into the pond that is located east of Helium Street. Initial investigation indicates that the north curbline of 150th Lane NW would be directed around the comer of Helium Street to drain to these catch basins.
