Sanitary Sewer System <br /> <br />All proposed sanitary sewer lines will be 8" PVC pipe with manhole spacing at <br />400-feet maximum. The depth of the sanitary sewers will be between -10 to 12 <br />feet except where more depth is required to connect to existing sewers or where <br />the deeper lines would result in a more cost effective system. Four-inch service <br />lines were included for all existing homes and all lots to be built on in the future. <br /> <br />The potential for future service to future development beyond the project limits <br />was not considered very likely. Therefore, no extraordinary depth was provided <br />in the sewer design to maximize the upstream reach to properties outside the <br />current project boundary. <br /> <br />See "EXHIBIT C" for detailed description of the proposed sanitary sewer system <br />improvements. <br /> <br />ESTIMATED COSTS <br /> <br />The detailed estimates of construction cost for all of the improvements are shown <br />in "EXHIBIT D". <br /> <br />The estimated project costs presented herein reflect the construction, right-of- <br />way or easement, and overhead costs. Construction costs are estimated <br />contract amounts for the actual construction. Easement costs include providing <br />a 20-foot permanent easement along the off-right-of-way route of the water, <br />sanitary or storm sewers. Easements already exist for the detention pond area. <br /> <br />It was assumed that temporary construction easements, if needed, would I~e <br />provided at no cost. If easements cannot be obtained through negotiation, <br />eminent domain will be required. The cost of condemnation is not included in the <br />cost presented below, and would increase the necessary assessment to finance <br />the project. <br /> <br />Overhead costs include, but are not limited to, engineering, construction staking <br />and inspection, administrative service, legal, and contingency. Overhead costs <br />for the project are estimated based on percentages of construction cost.
