Raatikka, PE Date: August 7, 2003 RE: Ramsey Town Center i I I I I I -304- As requested, we have reviewed the latest preliminary plat submittal for the Ramsey Town Center Development. Following is a list of our comments and corrections that need to be made: 1. The street alignments to the north of Bunker Lake Boulevard are shown differently on the grading plan than the other submittal documents. 2. In review of the Table of the Elevation Summary dated July 25, 2003, the building elevations for all buildings should be shown, both on the table and on the grading plan. 3. In review of street plans, the vertical curve elevation data on sheets 39 and 45 was not legible. 4. In review o£the utility plans, there are several conflicts with the storm sewer and the watermain. These conflicts will need to be corrected on the final plans. 5. On sheet 81, the pipe size is missing on Zeolite Street. On Sheet 83, the inverts for the 30" and 48" flared end sections are missing. 6. On sheets 77, 80 and 82, several of the storm sewer and watermain pipes are missing. 7. In review of the grading plan, the road construction entrances and street access points along Bunker Lake Boulevard should be eliminated where access is not allowed. 8. On sheet 81, revise the building layout to accommodate Southwest Pond shown on Sheet 18 of the Grading Plan. Pond D3 -NWL shown on Sheet 17 indicates an elevation of 863.7. Outlet pipe shown on Sheet 80 shows an outlet elevation of 866.0. Also, a 36" pipe was modeled as the outlet, but a 30" is shown on Sheet 80.
