CASE #: ~7, REQUEST FOR GRADING PLAN APPROVAL, TOWN CENTER GARDENS, CASE OF BRIGHTKEYS DEVELOPMENT CORPORATION By: Patrick Trudgeon, AICP Assistant Community Development Director Background: Br/ghtkeys Development Corp. has submitted a final grading plan for approval by the City for their Town Center Gardens townhome development. The property is generally located in the northwest corner o f County Road 5 6 (Ramsey Blvd.) and County Road 116 (Industry Blvd.). The total development site consists of 51.91 acres and Br/ghtkeys is proposing to develop a first phase of 152 townhomes on 23.12 net acres. The City Council has previously approved the preliminary plat on July 22, _00_, subject to City Staff review comments. Brightkeys would like to commence grading prior to approval of the final plat due to the time of the year. _. Observations: In order the City to allow for grading to commence prior to final plat approvai, the following items must occur: 1) 2) 4) 5) 6) Appro;qal of the Final Grading Plan The Developer entering into a Development Agreement with the City of Ramsey The Developer posting a Letter of Credit in the amount of 125% of the cost of the grading work The Developer depositing cash for City inspections. The Developer providing the City a copy of the Lower Rum River Watershed Management Organization permit. The Developer and City holding a pre-construction meeting. -177-
