No building permit for any lot in the <br />Plat shall be issued until: (a) a Class 5 driving surface is installed to within 300 feet of the <br />structure; (b) a Certificate of Survey, including that su~wey information required by the <br />CITY has been supplied to the City Building Official; (c) all the financial guarantees <br />required by the CITY have been satisfied; and (d) a function/rig and fully automated <br />municipal san/taw sewer system in place (Lift Station w/forcemain and SCADA installed to <br />Sunwood Drive or ~avity line to Sunwood Drive). All foundation approvals will require a <br />certificate of elevation veh ~fying that the actual elevation is in compliance with the approved <br />gading and drainage plan. Land and Cash Contribution. The Plat is located in the Greenland Hills Recreation <br /> District. Park dedication requirements shall be satisfied by a cash payment. Park Dedication <br /> fees are $1,800.00 per residential unit. A payment in the amotmt of Two Hundred Seventy <br /> Three Thousand Six Hundred ($273,600.00) is due to satisfy park dedication requirements <br /> for the Plat. (152 x $1800.00).
