The new manufacturing/office building is <br />located in the E-2 Employment District, and manufacturing/office facilities are a permitted use in <br />this district. She stated the lot in question is approximately 1.3 acres in size, and lot coverage for <br />the proposed project is approximately 22%. The proposed site plan meets the required front, <br />rear, and side yard setbacks. <br /> <br />Associate Planner Geisler indicated the landscaping plan is deficient in the number, species and <br />placement of plantings. A revised landscaping plan will be required. She stated the.proposed <br />building appears to meet arch/tectural standards for finish materials. She indicated the grading <br />and drainage plan is also deficient in a number of ways and will need to be corrected before <br />going to Ciu, Council, as outlined in the Ci~, Staff review letter.
