On January 6, City Staff met with Michael McCollum, attorney for the Grosslein's. Mr.
McCollum indicates that in reviewing the situation more closely, the Grosslein's are of the
opinion that two-way traffic between the hotel Hwy. #10 access and the restaurant Sunfish Lake
Blvd. access could be a safety hazard and a complex maintenance issue. Dana and Duke
Grosslein are satisfied that the hotel is adequately served with the Hwy. #10 and the Riverdale
accesses, and that the restaurant is adequately served with the Sunfish Lake Blvd. and Riverdale
accesses. Staff is in agreement with the Developers.

During the meeting, it was also noted that right-of-access along Hwy. #10 adjacent to Lot 1 is not
dedicated to Mn/DOT on the final plat. To alleviate the City Engineer's concerns that additional
accesses onto Hwy. #I0 might be sought in the future, the Developers have taken action to make
the necessary correction to the plat mylars.

Recommendation:

City Staff recommends approval of the request to amend the development agreement for G-B
Properties First Addition.

Council Action:

Motion to amend the Development Agreement for G-B Properties First Addition and eliminate
Item #5 requiting access easements between Lots 1 and 2 of the plat.

Review Checklist:

City Engineer
City Attorney

Copies to:

City Administrator

CC: 01/11/00

I
I
I
I
I
I
I

I
I
I
i
I
I
I
I
I
I
I
