That the Subject Property is 35 acres in size. That the Subject Property and surrounding parcels are zoned R-1 Rural Residential and located in the Rural Service area for which density is restricted to 4 units in 40 acres. That Section 9.11.01 (General Requirements) of City Code states that there shall not be more than one main building on a lot except as otherwise provided. That the Applicant's dwelling on the Subject Property is considered to be the main building and the Applicant is requesting a second main building or dwelling to provide separate living quarters for the caretakers of the Echo Ridge Farm estate. o That Section 9.11.20 establishes a 768 square foot minimum house size for ramblers with garages at least 440 square feet in size.
