! <br />! <br />! <br /> <br />City of Ramsey <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 <br /> <br />PHONE: (612) 427-1410 FAX (612) 427-5543 <br /> TDD (612) 427-8591 <br /> <br />February 3, 2000 <br /> <br />Ramsey City Council <br />15153 Nowthen Boulevard NW <br />Ramsey, M~ 55303 <br /> <br />Re: Final Plat Review - Business Park 95 8th Addition <br /> <br />Dear Councilmembersi <br /> <br />Hakanson Anderson Associates has been engaged by the City of Ramsey to prepare a minor <br />subdivision to create a lot in the Business Park 95 Industrial Park for Systematic Refrigeration. <br />We offer the following comments: <br /> <br />General: The plat is in the Industrial District and consists of one lot and one outlot. <br /> <br />Lot Sizes and Dimensions: There is a one acre minimum lot size and a 200 foot minimum lot <br />width in the Industrial District. The proposed lot is approximately 6.6 acres in size and is 326 <br />feet wide at 1404 and Radium and 376 feet wide at Industry Avenue. <br /> <br />Grading and Drainage Plan: A detailed grading and drainage plan will be required with the <br />site plan submitted for the development of the lot. The standard drainage and utility easements <br />have been provided on the south, west and north property lines. The standard easement is not <br />being required on the east property line as Systematic Refrigeration has indicated an intention to <br />expand to the east in the future. <br /> <br />Streets: The plat will receive public access from existing streets on the south, Radium and 140th <br />Avenue. What is platted as Radium Street N.W. will be paved and Systematic's driveway will <br />extend off of that street segment. In the event Systematic Refrigeration does not expand onto the <br />adjacent property to the east, Outlot A is being platted to preserve a corridor to extend the public <br />street to the adjacent parcel to the east. In the event Outlot A is dedicated and improved as an <br />extension to the east off of what is drawn as Radium Street on the plat, the street would nm more <br />east and west than north and south.
