The area to be platted is generally south-west of the intersection <br />140th Avenue and Radium Street NW. The following items are enclosed for your review: <br /> <br />a) Site location map <br />b) Proposed final plat <br />c) City Staff review letter dated March 8, 2000 <br />d) Draft Planning Commission meeting minutes dated March 6, 2000 (will be available <br /> at the meeting) <br />e) Proposed final plat resolution ...... <br /> <br /> Observations: <br /> <br /> ,?e proposed lot of 1 and lA is 2.787 acres in size, with a lot width of 275.27 feet. The <br /> roposed lot of 2 and 2A is 2.654 acres in size, with lot width of 298.85 feet. Both lots meet the <br /> minimum requirements for lot size and dimensions. <br /> <br />Ie plat will have three public access points from existing streets. Lots 1 and lA will have <br />access on 140th Ave., as well as a shared access point along Radium Street. Lots 2 and 2A will <br />ccess from the shared access point and on Radium St., as well as an additional access point in <br />e southeastern portion of the property. <br /> <br /> A grading and drainage plan has been provided as part of the site plan for the development of the <br /> lots. The standard drainage and utility easements are provided along all property lines, with the <br /> exception of the common property line shared by the two proposed lots. The standard drainage <br /> and utility easements are not proposed on the common property line to facilitate a proposed <br /> paved area along this line. Staff finds the elimination of the drainage and utility easement for <br /> this paved area acceptable. <br /> <br />The Planning Commission reviewed the sketch plan on March 6, 2000. <br /> <br />Recommendation: <br /> <br />The Planning Commission and City StatTrecommend final plat approval. <br /> <br />Council Action: <br /> <br />Motion to adopt Resolution #00-03- <br />Center First Addition. <br /> <br />0~anting f'mal plat approval to West Radium Business <br /> <br /> <br />
