Peck <br />H & P Development <br />13915 Radium St. NW Suite A <br />Ramsey, MN 55303 <br /> <br />Re: Site Plan Review for West Radium Business Center <br /> <br />Dear Mr. Peck: <br /> <br />We are in receipt of a Site Plan (Sheet Al), Floor Plan Phase 1 (A2), Exterior <br />Elevations (.43), and Landscaping Plans (LI) prepared by Lampert Architects. <br />We are also in receipt of a Preliminary Grading, Drainage, and Erosion Control <br />Plan (Sheet 1), Prelkmin~ Utility Plan (Sheet 2), prepared by Hakanson <br />Anderson Associates, Inc. Ail the plans are dated February I5, 2000. The Site <br />Plan (A-l) in regard to the lot si~, hard surface coverage and green space <br />coverage was re-calculated and revised on March 3, 2000. We offer the foliowing <br />comments: <br /> <br />General: The plan proposes to construct one 31,600 square foot office/warehouse <br />building on each lot, in two phases. The first phase construction would start <br />immediately with the second phase building commencing in approx~nately 18 <br />months. The lots are generally located in the southwest comer of 14¢ Avenue N. <br />and Radium Street. The site plan is also subject to the approval of the Business <br />Park 95 Architectural Review Board and covenants. <br /> <br />Zoning: The site is located within an Industrial (I) Zoning District. <br />Office/manufacturing/warehouse operations are permitted uses in this district. <br /> <br />Building Size: The phase one building is proposed to be 31,600 square feet. The <br />plan also indicates a second phase building proposed at 31,600 square feet. <br /> <br />Lot Coverage: The total site size is approxlmately 5.45 acres (237,204 square <br />feet). Lot coverage for phase one is restricted to 35% (42,554 square feet). The <br />building constitutes about 26% (31,600 square feet) lot coverage.
